Recurring drain backups are usually the biggest warning sign, especially if you've had the same line cleared more than once and it keeps clogging back up. Other signs include gurgling sounds from drains or toilets, slow drainage throughout the house, sewage odor near the yard or basement, and unusually lush or soggy patches of grass over the line.

For older homes and buildings, sagging or cracked pipe is common simply from age, and it gradually worsens before it fails altogether.

We start with a camera inspection to see exactly what's happening inside the line, which tells us whether trenchless sewer lining is a fit or whether traditional excavation makes more sense. Lining lets us rehabilitate a damaged pipe from an access point without digging up the whole path, which means your landscaping, driveway, or parking lot stays intact.

However, there are situations where excavation is the best option, particularly when a section of pipe is too far gone to line or has been compromised by something like poured concrete or a prior failed repair.

We've completed full sewer rehabilitation projects for restaurants, gas stations, and car washes without closing the doors, often by working through the night or during slower operating hours and using bypass systems to keep drains and fixtures functional in the meantime.

It depends on the length of the line, its condition, and whether lining or excavation is the right fit. We’ve found that trenchless lining moves faster compared to other methods. Some of our full sewer rehabilitation projects, including preparation, drain redirection, and cleanup, have wrapped in under two days total.

Excavation projects generally take longer since they involve more groundwork, backfill, and surface restoration. Either way, we'll give you a realistic timeline before starting so you know what to expect.

Age is the most common culprit, particularly with older clay, cast iron, or Orangeburg pipe that wasn’t built to last this long. Tree roots working their way into small cracks, ground shifting over decades, and buildup of grease or debris all speed up the process, too.

Sometimes it's a previous repair that didn't stick, or piping that wasn’t accounted for during a renovation, which is more common in older commercial buildings. A camera inspection is the fastest way to find out what's going on.
